Positive Change and Growth

Located at the SE corner of Shingle Creek Parkway and Bass Lake Rd. The vision for the area is for a new and modern downtown for the City; one that is affordable, walkable, welcoming, contributes to community building, stability, and wealth building for its citizens, and that is accessible to the surrounding community and connected to the economic opportunities available in the larger metro area.  Within the 80-acre Opportunity Site, a 16-acre initial development, known as the Opportunity Site Phase I is being moved forward. It includes 750 housing units, a Conference/Event Center, 24-hour Child Care Center, Mental Health/Therapy suites, Entrepreneurial Rental suites, outdoor gathering spaces, streets, regional stormwater infrastructure, and a 30,000 sf entrepreneurial market, to be owned by the City’s EDA upon completion. Each of these individual projects have been divided into “sub-phases” that will be undertaken by a development team that includes Alatus LLC, Project for Pride in Living (PPL), and Resurrecting Faith World Ministries (RFWM)/Faith Community Development Initiative (FCDI). Alatus will develop roughly 500 units of housing in two buildings with roughly 250 market rate units in the first building and roughly 250 mixed income units in the second building; RFWM/FCDI will develop a Conference/Event Center, 24-hour Child Care Center, Mental Health/Therapy suites, Entrepreneurial Rental suites; and PPL will develop roughly 250 units of Affordable Housing in four buildings.
